Chris and Martin wanted a fun and informal restaurant to offer the Estates' produce. When the site of the renowned Signor Franco's became available, with those iconic arched windows of it's orangery and glorious terrace overlooking the Spa town, the stage was set.
Whether with friends, colleagues or your someone special, join us for lunch, a celebration, fantastic Sunday Roast or a glass of bubbles and light snack on our terrace. Everyone is welcome and we look forward to seeing you.

The Warren is a fantastic dining experience. The staff are most attentive but not to much. The food to 5* with stunning presentation. We will be back again soon
This has become my favourite restaurant in Tunbridge Wells - great food, atmosphere and service!
We had dinner for three on a Wednesday evening. The evening started well with gin and tonics, outside on the balcony. The staff were very pleasant and attentive.
We chose a mixture of dishes off both the a la carte and fixed price menus. The amuse bouche was tasty, but there was some confusion as the starters arrived before we had a chance to finish them. The starters of asparagus with poached egg went down well and the pate was fine.
The main courses were mixed. The salmon was cooked perfectly, well presented and tasty. The chicken served on a bed of couscous looked bland and was average. The belly pork was smothered in a sauce which detracted from the taste rather than complementing it.
The wine list was limited and slightly pricey.
Overall, the evening was ok, but we won’t be dashing back
Had a lovely evening, waiter couldn't do enough to facilitate us. I would certainly go back to this restaurant.
Fantastic place, quirky setting. Fantastic food, it was very quiet for a Friday lunch, but suited us perfectly! X
Well looked after by the owner. His presence lifts the place.
The food was excellent, with only one small gripe - the scallops either should have been bigger or an additional 1/2 should have been provided, it seemed a little too nouveau. The rest of the meal was great, rich and plentiful probably not enough servers for the amount of diners. The atmosphere however, was relaxed & the ambience created with the pianist was a lovely touch. I would definitely go there again, but would get the drinks order in quickly to cover the delays from a service point of view. However, once we were served & attention was given, they were lovely. Although the Sommelier was a little to forceful with his opinion was the only other negative as he was not invited to give it.
All in all a great evening
My wife and I celebrated our anniversary at the Warren. The staff were warm and friendly, attentive without being intrusive. The food was delicate, beautifully presented and very tasty. Portion sizes were quite small and 3 courses were satisfying but not too much. It was obvious that the food had been prepared with care and attention and with good raw materials.
The piano player was disappointing, rambling along without any awareness that what he was playing and how he played it was quite irritating to listen to. He did not do the rest of the evening justice. I gather other people do play there so I would like to visit again when there was another pianist. Excellent apart from the pianist.
First time visiting, would go back, all round good food and service.
Very pleasant conservatory style room on the first floor in a busy central location. We walked, so the lack of parking was not a problem. Average greeting, good but not outstanding table service, excellent cuisine comprising local produce. £215 for four, three courses and wine, two complementary dishes. Our favourite location for special occasions.
Really great place - super food and super service!
We went to the Warren for father's day and had a very enjoyable meal. The service was very good and attentive. We had Sunday roast beef which was cooked pink and tasted delicious good selection of vegetables and a nice sized portion. The dessert was delicious we had chocolate tart. Nice setting we didn't sit in the orangery but still very nice with a view of the terrace outside.
Great service and food, decor a bit tired and dated.
Roast was great but they had already run out of beef by the time I arrived and cheese board needs some work :-)
Nice food and friendly service. If we ever have good weather the outside terrace would be nice.
Fabulous lunch - lovely choice of delicious courses - great presentation. Highly recommended
Good , innovative menu , excellent service and lovely ambiance . One grumble, the main courses were served lukewarm and not hot which was a shame.
We arrived on time for our table but were ignored and not offered a drink at the bar for an age. Another couple gave up and left while we were waiting. Finally we sat down at our table 30 minutes plus later having finally had a drink. The food was expensive but very average, you can get much better value for money in countless other restaurants near by. The decorations were confused and there was a smell of toilets in half the restaurant. Never again! Having said that once we got service they were all very kind.
Beautiful food with a real sense of local produce. Really accomodating of food allergies.
We were visiting Tunbridge Wells for the first time on Good Friday and used a combination of Open Table and Google Maps to determine a restaurant for lunch. The Warren was highly rated on both and we were not disappointed. Although it was very quiet - perhaps just two other covers whilst we were there - we found the food very flavoursome and the service attentive and friendly. The set lunch is great value and we would happily return for this.
Excellent allround. Tasteful and airy ambience. Delicious food and excellent service.
Second time at The Warren and it was just as lovely as our first visit. Our wonderful French waiter was just so nice and friendly.
Lovely setting, food is of a very high standard but so is the price!
Wonderful Mother’s Day lunch. Team were very attentive, friendly and considerate to my little boy. Food was delicious with some wonderful extras - appetisers & petit fours. Would definitely go back.
Fantastic restaurant, great service and highly recommended.
Disappointing from reading reviews prior to booking. No one to greet on arrival staff walked past us and eventually someone cane to seat us. Given a table by the toilets that wobbled asked if there was an alternative table they were booked. .felt like walking out at this point - we had booked over a week ago and were not a walk in!
The table then fell apiary while they were trying to wedge the leg so we were moved. New table better and bread starters and wine were fine. Main courses good but when it came to deserts they had run out of one option. It was only 8.30 by this point on a Saturday night bad planning on that one by the kitchen, got the bill and saw they automatically add 10% charge to every table. It’s on the menu in tiny tiny type. The service is poor and patchy not worth a 10% surcharge.
Decor of the place is a little odd a bit of s style bypass trying to be quirky but misses the mark and cones over as a bad grandmas house.
Wouldn’t recommend really foods ok but the other things out eat it! Pity really could be so much better.
If you want to be seated in the orangery, you need to ring ahead requesting...
Really nice place quite funky decor and really liked the live piano player (always preferable to a dead one of course)
Food was perfectly balanced
Always room for improvement- for example a spoon offered with the duck egg starter is a requirement.Flavours were excellent on all dishes that we choose.
Possibly a little to fast between starter & main course.
Only making a few comments to make the whole experience wonderful for everyone.
Loved the quirkiness of decor inside, and the piano being played in the background.
Customer service from all staff was beautifully achieved.
We will be back- and have already recommended to many friends. Keep on doing what you are certainly achieving.
Having lived in Tunbridge Wells for a while now, we have sampled most of what it has to offer. The Warren, has by some margin, been our favourite meal so far. I would recommend anyone thinking of trying it to book a table and see for yourself.
Excellent service and food - couldn’t recommend more highly
Excellent food and i would highly recommend The Warren.
The food and service was outstanding. It was so worth a 45 minute drive from Bromley and we'll do it again.
This was a very special occasion. The Warren understood and placed in a lovely part of the dining room which has views over roof tops and was light and airy. The food was seriously good and the service hit just the right balance between friendly and professional. The Sunday Lunch was good value and we had the best time.
A wonderful lunch on all fronts
Went to The Warren for a birthday dinner on a Tuesday evening. It was quiet, but the service was great, and the food was delicious.
Was a great place to eat, went on a quiet Sunday afternoon and it was lovely, can imagine when it's busy it has a great atmosphere too. Food & drink on offer a good choice and different to many places around town
Never been before and had a brilliant lunch. Staff, food and atmosphere great
High quality food amazing service and great atmosphere
