Chris and Martin wanted a fun and informal restaurant to offer the Estates' produce. When the site of the renowned Signor Franco's became available, with those iconic arched windows of it's orangery and glorious terrace overlooking the Spa town, the stage was set.
Whether with friends, colleagues or your someone special, join us for lunch, a celebration, fantastic Sunday Roast or a glass of bubbles and light snack on our terrace. Everyone is welcome and we look forward to seeing you.

Good , innovative menu , excellent service and lovely ambiance . One grumble, the main courses were served lukewarm and not hot which was a shame.
We arrived on time for our table but were ignored and not offered a drink at the bar for an age. Another couple gave up and left while we were waiting. Finally we sat down at our table 30 minutes plus later having finally had a drink. The food was expensive but very average, you can get much better value for money in countless other restaurants near by. The decorations were confused and there was a smell of toilets in half the restaurant. Never again! Having said that once we got service they were all very kind.
Beautiful food with a real sense of local produce. Really accomodating of food allergies.
We were visiting Tunbridge Wells for the first time on Good Friday and used a combination of Open Table and Google Maps to determine a restaurant for lunch. The Warren was highly rated on both and we were not disappointed. Although it was very quiet - perhaps just two other covers whilst we were there - we found the food very flavoursome and the service attentive and friendly. The set lunch is great value and we would happily return for this.
Excellent allround. Tasteful and airy ambience. Delicious food and excellent service.
Second time at The Warren and it was just as lovely as our first visit. Our wonderful French waiter was just so nice and friendly.
Lovely setting, food is of a very high standard but so is the price!
Wonderful Mother’s Day lunch. Team were very attentive, friendly and considerate to my little boy. Food was delicious with some wonderful extras - appetisers & petit fours. Would definitely go back.
Fantastic restaurant, great service and highly recommended.
Disappointing from reading reviews prior to booking. No one to greet on arrival staff walked past us and eventually someone cane to seat us. Given a table by the toilets that wobbled asked if there was an alternative table they were booked. .felt like walking out at this point - we had booked over a week ago and were not a walk in!
The table then fell apiary while they were trying to wedge the leg so we were moved. New table better and bread starters and wine were fine. Main courses good but when it came to deserts they had run out of one option. It was only 8.30 by this point on a Saturday night bad planning on that one by the kitchen, got the bill and saw they automatically add 10% charge to every table. It’s on the menu in tiny tiny type. The service is poor and patchy not worth a 10% surcharge.
Decor of the place is a little odd a bit of s style bypass trying to be quirky but misses the mark and cones over as a bad grandmas house.
Wouldn’t recommend really foods ok but the other things out eat it! Pity really could be so much better.
If you want to be seated in the orangery, you need to ring ahead requesting...
Really nice place quite funky decor and really liked the live piano player (always preferable to a dead one of course)
Food was perfectly balanced
Always room for improvement- for example a spoon offered with the duck egg starter is a requirement.Flavours were excellent on all dishes that we choose.
Possibly a little to fast between starter & main course.
Only making a few comments to make the whole experience wonderful for everyone.
Loved the quirkiness of decor inside, and the piano being played in the background.
Customer service from all staff was beautifully achieved.
We will be back- and have already recommended to many friends. Keep on doing what you are certainly achieving.
Having lived in Tunbridge Wells for a while now, we have sampled most of what it has to offer. The Warren, has by some margin, been our favourite meal so far. I would recommend anyone thinking of trying it to book a table and see for yourself.
Excellent service and food - couldn’t recommend more highly
Excellent food and i would highly recommend The Warren.
The food and service was outstanding. It was so worth a 45 minute drive from Bromley and we'll do it again.
This was a very special occasion. The Warren understood and placed in a lovely part of the dining room which has views over roof tops and was light and airy. The food was seriously good and the service hit just the right balance between friendly and professional. The Sunday Lunch was good value and we had the best time.
A wonderful lunch on all fronts
Went to The Warren for a birthday dinner on a Tuesday evening. It was quiet, but the service was great, and the food was delicious.
Was a great place to eat, went on a quiet Sunday afternoon and it was lovely, can imagine when it's busy it has a great atmosphere too. Food & drink on offer a good choice and different to many places around town
Never been before and had a brilliant lunch. Staff, food and atmosphere great
High quality food amazing service and great atmosphere
Great place, we’re meant to go there for a while. Excellent food, very attentive and competent service - lovely evening!
Food was delicious, well balanced nice and hot, frankly it was just yummy! Service was just right efficient but not intrusive.
Would have been nice to read something on the menu about the providence of the food.
Will recommend and definitely return.
Sorry folks. By no means "Fine Dining"Food OK but no more than that. Ambience. Lrge glass windows fine, rest of room dark brown paint, and lots od dead animals.
Very good valentine’s menu. Oysters, chateaubriand, cheese. Pretty straightforward but cooked very well.
This is the third or fourth time we’ve eaten at The Warren since it opened and we’ve never been disappointed. The food is invariably good and interesting and the service is efficient and very friendly. One of the more expensive restaurants in Tunbridge Wells but in my opinion always worth it.
Was very busy and quite noisy so not quite as great as usual. Still our favourite restaurant by some distance though.
Best Sunday lunch in town !!! Food outstanding and fantastic customer service !
I have been looking forward to visiting for some time and pleased that my expectations were exceeded. Excellent food, knowledgeable staff and comfortable atmosphere.
A very good meal with good local ingredients. A relatively safe menu but creatively cooked with some good flourishes and well presented. Meal came a bit quickly - before we had finished aperetifs. Definitely a very fine restaurant.
Another really great meal. The soufflé was delicious & the petit four macaroons were outstanding! The staff were welcoming & attentive as usual.
Fab Sunday lunch with wife and mother - didn't expect the stairs up to the restaurant with mother in wheel chair but she managed them. Lovely decor and ambiance with excellent service. Food choice was also very interesting and good and the presentation was sensational.
Two minor criticisms, the two main roasts were both pork, loin and belly; and they came with excellent trimmings but you need a gravy not a rich jus to mop it all up.
Overall, excellent and we will return.
A wonderful evening meal in the conservatory. Very attentive staff and fantastic food.
I booked the Warren at short notice for dinner on New Years Eve The staff were very helpful when we then added two extras to our table only a couple of days before. We had not eaten there before but had looked online at the menu so knew what to expect foodwise. What a wonderful surprise! We were offered pre dinner Prosecco cocktails to the strains of a live pianist. Such a lovely ambiance. The staff were helpful and friendly and the food was delicious. We will definitely eat here again - this must be one of TW best kept secrets.
We wanted a nice meal for New Years Eve after a busy Christmas. The Warren was just right. Outstanding food, nice ambience with live piano, very pleasant and efficient service and sensible pricing. Champagne cocktail and amuses ouches included. Lovely.
Visited on New Year's eve. The food was fantastic but the service rushed. At the end of the main course when we asked for a break before dessert we were told we had the table for the evening so could take our time. If this was the case it was a shame the first 2 courses were hurried.
Beautiful food and amazing service. Catered for my wheat allergy without an issue.
This is a wonderful restaurant. Superb food using local ingredients, great service, lovely ambiance. We enjoyed a fabulous meal at the Warren on Christmas Eve and will definitely be returning.
